Goodman Udine Logistics Centre: a state-of-the-art example of efficiency and wellbeing

The Udine project started from a leading e-commerce company’s desire to have a tailor-made facility dedicated to last-mile logistics in Udine, in the heart of Friuli Venezia Giulia.
The challenges of the development were two-fold: designing and developing a building that could promptly respond to the customer’s needs, while integrating it with the surroundings, reducing both its visual and environmental impact.
Both of these needs were met by developing a 4.700 sqm built-to-suit facility with a 930 sqm canopy specifically optimised for last-mile delivery. The building was designed with sustainability and energy efficiency as top priorities and is equipped with a Building Management System (BMS). This system does not only allow the management of the site’s automatic equipment, but also monitors its energy consumption.
Moreover, the roof includes a photovoltaic system that can produce up to 90 kW and in the external areas 4 electric charging stations for cars and vans have been installed, with an additional 56 planned to be added in the near future.
Lighting management was one of the key point of the project: the whole building is equipped with LED lighting to promote energy efficiency. In addition to that, the office area, which covers 1200 square metres including common areas and services, was designed with 60% more window-to-floor ration, to maximize natural light workspaces and promote workers’ psycho-physical wellbeing.
